One of the easiest ways to adjust to zoning height restrictions is to opt for a lower roof slope. For metal roofing, we recommend starting with a 2.5/12 slope. If needed, we can even go lower by using special sealants between panels to prevent leaks. A lower pitch means a shorter overall height, but it still allows you to maximize the interior space inside your building.
2. Adjust Building Dimensions
Another option is to adjust the building’s dimensions. By designing a narrower, longer building, you can maintain the same square footage but lower the peak height. This way, you stay compliant with zoning height restrictions while still maximizing usable space inside the building.
3. Consider a Vaulted Ceiling Don't Worry About Zoning Height Restrictions
If lowering the roof slope or adjusting dimensions doesn’t meet your needs, a vaulted ceiling may be the solution. This design slopes the bottom chord of the trusses to increase ceiling height in the center, while still keeping the building within zoning height restrictions. Recently, we used this technique to meet a height limit of 16.4 feet while providing a 12-foot interior ceiling—ideal for installing equipment like a hoist without needing a variance.
