You might be wondering what you can build on your property—what size of shop or garage you’re allowed, how tall it can be, what square footage you’re permitted, or what the restrictions are. There always seems to be some kind of rule, right?
Good news—it’s actually pretty simple to figure it out.

Here's How to Check Your Property Restrictions
Most of the time, it's an easy process. Here’s what you do:
Find Out What Regional District You're In
First, determine what regional district you live in. For example, if you’re in the Regional District of North Okanagan (RDNO), you’ll want to look that up.
Search for the Zoning Map
Go to Google and search for something like "RDNO zoning map." Look for the interactive map link (it should be one of the first results).
Find Your Property on the Map
Open the interactive map, locate your property, and click on it. A little info box will pop up on the side.
Check Your Zoning Code
In that info box, you'll see your zoning code—something like CR1 (Country Residential), R1 (Residential), or C1 (Commercial), depending on your property.
Look Up the Zoning Bylaw
Next, search "RDNO zoning bylaw" (or whatever your district is). You’ll find a big PDF document—don’t be intimidated! Look for the section that matches your zoning code (like "CR1"). Most documents have a table of contents that helps you jump right to your section.
Find the Details
Once you’re in the right spot, you’ll find the important info:
Front, side, and rear setback distances
Maximum building height
Maximum square footage
Any other key restrictions
And that’s it—you'll know exactly what you can build, how big it can be, and where it can sit on your property!
