So, you want to build a barndominium in BC? Good call—barndos are practical, versatile, and can look great. But how you go about building one can make a big difference in cost, involvement, and timeline.
Here are three common approaches:
Option 1: Hire a Licensed Home Builder
This is the full-service option. You hire a licensed home builder with new home warranty coverage, and they handle the entire project—from the structure to the finishing work—using their own subtrades and processes. It’s a convenient, hands-off solution, ideal if you prefer not to manage any part of the build. However, it’s also the most expensive route. If you're hoping to save money by choosing a barndominium, this option likely won't provide much cost advantage.

Option 2: Hire a Shop Builder to Construct the Shell
This option allows for more cost control and personal involvement. You hire an experienced shop builder (like us) to build the shell of the barndominium. This builder doesn't need to be licensed or carry a new home warranty, as you will be taking on the role of general contractor. To do this legally, you must complete the BC Housing Owner Builder Authorization program—an online course that is affordable and straightforward. Once authorized, you can hire subtrades directly for the remaining work and even complete some tasks yourself, such as insulation, drywall, or finishing. This approach can reduce overall costs and give you more flexibility.

Option 3: Build It Yourself
If you have a background in construction, this is the most hands-on and cost-effective method. You'll need engineered plans and must follow all permitting and building regulations. While this route offers the most potential savings, it demands a significant time investment and a solid understanding of construction techniques—especially when working with components like trusses and post-frame systems. This option is only recommended for those with sufficient experience and the ability to commit time to the project.
