We Take Care of All Permits and Engineering

One of the nice things about building with us is that we take care of the engineering—it’s included with our buildings—and we handle the permit process too. That part alone saves a lot of time and headaches.

In a recent project, we submitted the permit thinking it’d be pretty straightforward. The site was mostly flat, seemed like a slam dunk. But then it got flagged and pushed to require a full development permit. Why? Because one far corner of the property had a slope steeper than 30 degrees. The building site itself had maybe a 3% grade—basically level. But the system doesn’t care. One steep patch, and boom, you’re in Geotech territory.

So, we brought in a geotechnical engineer. They dug a test pit, confirmed the ground was solid, and we kept things rolling. The Geotech report cost the homeowner an extra four grand or so, plus the development permit application, but we were able to get it all turned around quickly. No big delays.
Stuff like this pops up more often than you’d think. It’s just part of how the system works—sometimes reasonable, sometimes kind of ridiculous. But the point is, we handle it. We know who to call, what info to gather, and how to keep things moving.
