Here is your 7-point pre-approval checklist. This is going to help you make sure you have no surprises, whether you’re working with us or you’re working with another contractor. If you use this checklist, you’ll avoid those dreaded big upcharges or last-minute change orders that can appear out of nowhere.
One more thing before we get to the list.
When you do have change orders, if you’re working with us, here’s how we handle them. If you’re working with someone else, ask them to do the same.
Price the change order up front so you know exactly what it will cost before any work starts. Then pay for it in full before they begin. That way, your final payment stays the same, and there are no “surprise” adjustments at the end.

Finalized Written Scope – Every detail, in writing. No “we’ll figure it out later.”
Locked-In Price – A firm total, not an estimate.
Upgrade/Downgrade Choices – Decide now, not halfway through.
Timeline and Finish Date – Start date. End date. In writing.
Contingency Plan – Agree now on how to handle surprises, delays, or damage.
Payment Schedule – Exact amounts, exact dates. No hidden add-ons.
Warranty and Follow-Up – Know what’s covered, for how long, and how to get service.
Keep this checklist handy and use it before you sign any contract. It’s a small step that can save you time, stress, and thousands of dollars.
